Selling my contract is taking longer than I thought...

I think with the 2019 dues amounts just coming out, people (read: me) could be gun-shy about the offsite resorts and the astronomical price hikes. I've been sort of browsing for a really good VB deal for a while now, but the >$9 dues make me kinda queasy. Maybe once the dust settles, you will have better luck.
 
I would not hesitate to reach out to your broker and ask for some guidance. Your broker will be able to review your listing and go over recent sales so you can make any price adjustments needed.

Great question. Most brokers are going to give you an idea of what type of offers to expect. Typically sellers start high knowing they can start high and go low. Of course, if a seller lists at a certain price and gets no activity they can always lower their price. As Scot said I would contact your broker and express your concerns about your property not selling.
 


As someone who is looking to buy, I can tell you that the annual fees increase really made us step back. We're not in the rush we were and are now waiting to see what happens in the coming year.
 
The annual dues increase for 2019 stings right now. This might create a good opportunity to buy in January and February as the owners selling might want to offload their contract before the MF are due.
 


I think my other question is: Who are you listed with? Is it one of the major players? When I purchased resale earlier this year, I signed up for all of the emails, etc. from the major resale agents. I got an email at about 5:30 p.m. on a Friday for a contract that was only 10 points more than I was looking for, so I immediately offered full price. I later found out someone had made a lower offer, but since I came in at full ask, I got the contract. It was great with 2x points for 2018 (2017 banked). I needed those points for a trip in March with our family at Vero, so I was thrilled. They were in my account in time to make my 7 month reservation.

However, I did a lot of research on here as to agents. I didn't sign up for those that were not highly recommended on the Disboards. My first 3 contracts had been through DVC, so this was my first go-round with resale and I wanted it to be as easy as possible.
 
Good news: I finally found a buyer for my contract! It took four months, during which I received one low ball offer (which I turned down) and a second offer at 1$ less than what I was asking. I did lower my sale price by 3$ during these four months, so in the end I sold my contract 4$ below asking price. Contract is with Disney for ROFR.

My contract was competitively priced, listed with one of the major brokers, but almost stripped and at a beach resort (Hilton Head). I guess that explains why it took four months to sell.

I still think it would be interesting to have statistics on how long contracts stay on the market!

Anyway, I’m glad I’ll be back to owning « only » 250 points. I plan to keep the proceeds of the sale of my HHI contract to cover my dues for the next 6-7 years!

Just learned that the contract passed ROFR, meaning I guess that the price I’m selling at isn’t too low :)

Next step will be the actual sale. I’ve learned that, as a foreigner, 15% of the sale proceedings will be withheld.

The resale company is recommending a specialist to get (part of) this money back for a fee.

Should I do this or try to handle the paperwork myself?
