I have updated my chart of BLT point sales to include data for October 2010.

As noted by dizfan in Post #201, October 2010 was a good month for BLT sales. The monthly total was the second best month in the last 12 months.

I had expected DVD to begin using December as the Use Year for new sales. However, it appears that March has become the default UY for recent sales. On another thread someone posted that he asked about December UY and getting 2009 points, but was told by his Guide that 2009 points were no longer available.

It will be interesting to see how the proposed base price increase from $120 to $130/point will affect BLT's sales. BLT's sales dropped significantly after BLT's base price increased from $112 to $120 in October and November 2009. I expect a downturn in sales at BLT unless new incentives effectively minimize the jump to $130.

If BLT sales maintain the current rate of 140,000 points a month, then it will take about 12 months for it to have 98% of its total points sold. As specified in the Master Declaration of Condominium, Disney cannot sell more than 98% of a DVC resort to the public.

DVD still has about a million points that it has declared for the membership but has not yet sold. Thus, there is no need for it declare more Units for the membership in the near future. I'm thinking that the last 31 Units (which comprise 5 Grand Villas and 30 two-bedroom villas) will not be declared until Spring 2011.

Readers may notice a slight difference between the numbers compiled by dizfan and me. I use an entirely manual process in adding up the numbers. Although I try to check my numbers, I'm sure some errors still occur. Between the two of us, I think we have a good feel for how sales are going at BLT.

They are going to tell you whatever they think is necessary to get you to buy points. This may be Disney, but sales tactics are the same everywhere. If a customer is told that a particular item is 90% sold out, which implies that if the customer wants some of that item, they better do it now, because there is only 10% left.

NOTE: some of my numbers from earlier numbers have been updated as a few more contracts were found and at least one of the deeds previously counted was actually a corrective deed (not a new deed).
 
I have updated my chart on BLT points and Use Years to reflect deeds recorded with the Orange County Comptroller through November 2010. November was a good month for BLT sales with over 151,000 points sold. If sales were to continue at that rate, by October 2011 BLT will have sold 98% of its points, which is the maximum permitted by the Master Declaration. However, I expect that BLT's sales may slip a little now that its base price was recently increased to $130/point. Nevertheless, I think its likely that BLT will be "sold out" by the end of 2011.

Based on deeds recorded in November, it appears that DVD is using both March and June as the 'default' UY. The February UY, however, is the predominant UY at BLT. To date, over 48% of all points sold at BLT are in the February UY. By comparison, only 4.27% of BLT's points have been sold for the October UY. None of the WDW DVC resorts have their points equally distributed among the eight UYs, but none are so heavily skewed toward a single UY like BLT is toward the February UY.

BLT still has 5 Grand Villas and 30 two-bedroom villas (representing 31 Units and about 764,075 points) that have not been declared for the DVC membership. I would expect some or all of those Units to be declared within the next 2-3 months. Of course, I have been wrong in the past with my predictions about future declarations, so don't bet your FastPasses on my guesses.

Readers of this thread will notice that my numbers and dizfan's numbers are quite close to each other, but that they don't match. Extracting the data from the OCC website is a manual process and is dependent on records being properly labeled by OCC and DVD. A deed can be overlooked if its mislabeled, not to mention simple math errors can occur as I try to count the deeds and the points. As with all DVC resorts, DVD cannot sell more than 98% of a resort's total points to the public. It would not surprise me if DVD announces that BLT has reached its final "sell-out" phase this Spring.

Looks like another BLT declaration is on the OCC today. Justing waiting for them to upload the documents.
 
DVD has declared more BLT Units for the DVC membership. On January 12, 2011, DVD made the 14th Amendment to BLT's Master Declaration of Condominium, declaring 13 Units containing 16 two-bedroom villas for the DVC inventory. The 16 villas include 7 dedicated two-bedroom villas and 9 lockoff two-bedroom villas. The villas are located on the south wing of the 12th floor and on the 14th floor from the north crescent around to center portion of the crescent facing the pool (Note: There is no 13th floor at BLT). This new declaration brings a total of 314,240 points into the DVC inventory. The 14th Amendment was recorded with the Orange County Comptroller on January 18, 2011.

With this latest declaration, it appears that DVD has declared 92.15% of BLT for the DVC membership. There are only 449,835 points left at BLT before it will be completely declared for the DVC. The undeclared inventory at BLT now consists of 14 two-bedroom villas and 5 Grand Villas. Actually, since DVD cannot sell more than 98% of a resort, there are only 335,164 points left to be declared for the Membership. I expect DVD to make only one more Declaration, perhaps in late Spring, before BLT is sold out.

Although 92.15% of BLT has been declared, only 76.47% of BLT's estimated 5,733,530 points have been sold, based on deeds recorded with the Orange County Comptroller through January 11, 2011. However, based on the rate of sales at BLT for the last 2-4 months, BLT should be sold out by September or October 2011.

With only 146,151 points sold in January, BLT saw a drop in sales of about 60,000 points compared to December 2010. This drop was not unexpected since its base price was increased to $130. Although BLT outsells the other WDW resorts by a wide margin, it appears that some of DVD's sales efforts are beginning to shift away from BLT. AKV saw an increase of about 30,000 points in its sales. It also appears that DVD has plans to replace the BLT models at the SSR DVC sales center with models of the Aulani villas.

Even if sales drop at BLT, I expect it to be sold out before the end of 2011. DVD can only sell 98% of a DVC resort and it has sold about 77.9% of BLT to date. BLT has to average only 105,000 points in monthly sales to reach the 98% mark by December 2011. Since BLT has averaged about 155,000 points in monthly sales the last six months, its reasonable to think BLT will sell out soon.

Based on deeds recorded in January, it appears that DVD is using June and August as the default UYs. The February UY, however, remains the predominant UY at BLT.

There are only 449,835 points left at BLT before it will be completely declared for the DVC. The undeclared inventory at BLT now consists of 14 two-bedroom villas and 5 Grand Villas.

You will notice wdrl and I are very similar in our numbers. Considering the number of deeds and the work of going through thousands of contracts, it's impressive that we are so close.

Also, my June 2010 numbers are slightly different than my early posts because I found one of the deeds I previously credited was a corrective deed.

Sales numbers for contracts I've found on the Orange County Comptroller's web site for contracts through 2/28/2011.
(All corrective deeds that I noticed are not included in my totals because they are replacements for earlier deeds). There were two corrective deeds that I noticed in the Feb 2011 deeds.

For reference of drop offs,
BLT went from $112 to $120/pt on November 1, 2009.
BLT went from $120 to $130/pt in early December, 2010.
BLT going to $140/pt this month, so I expect another slowdown in BLT sales to appear within the next couple months.

It will be interesting to see wdrl's numbers for both AKV and SSR/THV.
 
As noted by dizfan, February 2011 was a slow month for sales at BLT. For the first time since February 2010, less than 100,000 points were sold at BLT, based on deeds filed by DVD and recorded with the Orange County Comptroller. The drop in sales from the previous months may be due the recent increase in BLT's base price to $130, or it might reflect the normal seasonal downturn in sales after the Holiday season.

Despite the downturn in sales, BLT should still sell out by the end of 2011. Over 79% of BLT's total points have been sold and it is only 1,051,486 points shy of reaching 98% of total point sold, which is the maximum percentage that DVD can sell to the public. It will be interesting to see how many points DVD decides to retain for itself after BLT is declared to be sold out.

During February, it appeared that DVD was using August and September as the default UY. However, the February UY remains the predominant UY at BLT.

On March 21, 2011, Disney Vacation Development (DVD) made the 15th Amendment to BLT's Master Declaration adding seven more Units to the DVC inventory. The seven Units contain three Grand Villas and six two-bedroom villas and account for 222,765 points.

DVD has now declared 96.04% of BLT for the DVC inventory. This means that on any given Use Day Members can use points to book up to but not exceeding 96.04% of BLT's villas. This includes any points traded out of the Vacation Club by BLT owners to use for the Disney Cruise Line, Concierge Collection, RCI, and other exchanges.

Still undeclared at BLT are two Grand Villas and eight two-bedroom villas. I suspect that DVD will declare those villas for the DVC inventory early this summer.

Despite the recent hikes in BLT's base price per point, sales have remained strong. As can be seen in the chart below, about 81.48% of BLT's total points have been sold to the general public. At the current rate of sales, BLT should be sold out before the end of this year.

After posting a 12-month low in February 2011, sales at BLT rebounded in March 2011. Based on deeds filed and recorded with the Orange County Comptroller, BLT sold 162,564 points, the second highest monthly total since August 2010. Total sales have now reached 4,729,937, about 82.5% of BLT's 5,733,530 total points. At the current rate of sales, DVD should reach 98% of sales -- the maximum allowed by the Master Declaration -- before the end of 2011.

As shown in the chart below, DVD has declared 96.04% of BLT for the DVC inventory. There are only 227,070 points -- the equivalent of two Grand Villas and eight two-bedroom villas -- left to be declared.

My numbers and those of dizfan don't match exactly. Extracting the data from the OCC website is a manual process and is dependent on records being properly labeled by OCC and DVD. A deed can be overlooked if it is mislabeled, and simple math errors can occur as I try to count the deeds and the points. But between dizfan's data and my mine, I think we have a good feel for how sales are progressing at BLT.
