Do you think they are sitting on some of the contracts to see if it makes sense for them to buy? Or do you think they haven't gotten to them?

I think they Like the contracts and are waiting to see if they have a potential buyer. The ones they definitely don't want they seem to pass on pretty early on.

Yeah, Fidelity lists by total price, not price per point. So I just discounted the total price I wanted to pay. I realized it will be a separate membership. My Son's are in their early 20s and I wanted them to be able to access and make their own reservations. Of course, I will be paying the annual dues.:)

If you don't want a separate membership, another option is to simply add them on as associate members. Then they can book reservations any time. They just won't get the membership card or have any ownership of the deed.

If only that were actually a requirement :) still, they generally don't take longer than that but it does happen sometimes. (don't ask how I know. :sad2:)

I agree. They try to match them to their waitlists for direct purchase and see if they can match it to what people are waiting on. Anything they sell direct comes with current UY point, so loaded contracts are more appealing since they can be immediately flipped.

Could a person trade contracts? Let say if someone had a fare trade, example 100 lower value (SSR @ $75pp) for 75 higher value (BLT @ $100pp) points. But it had incidental benefits could a trade be done? Would it be considered not for profit?

I'm pretty sure (could be wrong as always) that DVD only approves gratuitous transfers or "gifts" between family members (such as transferring it to your kids). Beyond that, it would be a sale.

First contract and first offer. Good chance to pass ROFR? Good deal?

We passed ROFR in January. 160 points at SSR. All 2016 points banked into 2017 and all points available for 17 and 18. $80/pt.

Our first DVC contract was just sent to ROFR this morning! *fingers crossed*
Thanks to the advice on here we did end up buying where we like to stay (BCV) despite the 2042 expiration. I have a feeling we overpaid for a stripped contract but it was the right amount of points and the right use year. Hopefully that will help keep Disney away!

Do you think since Disney is expanding the wilderness lodge that they will offer an extension on the expiration date? Even if you buy resale? I'm thinking if my Saratoga doesn't go through of buying there.

Figured I'd go small for my first contract:

I would have to agree with the others. I think they are holding onto them to see if they can use them.

Just looking on comptroller's website. Surprising how many direct sales Disney Vacation Developments have made on SSR in the last few weeks (mainly SSR other than Poly). Looks like they have had a real splurge on ROFR on SSR recently.

Interesting that when DVD do a direct sale, they list the price as '$10 and other valuable considerations' so you cannot see how much was paid. So many people buy with a loan (mortgage) that immediately proceeds the deed it gives you an idea if you work out what the deposit is likely to have been.
