Just FYI that you don't actually have to unfreeze your credit to get an approval. I've got a credit freeze on, and my last Chase app went to 7 to 10 days. I was able to call in and verify my identity, etc. and get an approval without unfreezing my credit.
Yeah I wish I had remembered to unfreeze my credit to avoid any additional hassle. It is still at 2 weeks and I only have $170 left on my (dh) BofA MSR with bills to be paid soon. I mostly get instant approvals so this is killing me!I don't want to have to call. I can unfreeze it for 24 hours and be done. My amex was an instant approval and they pulled credit. For me it's just easier.
I felt that way at the beginning too but it's just a feeling a seller has to overcome. If the buyer is going to bail on you time is of the essence for you to re-list the item while there is still interest and/or give the 2nd highest bidder an offer to purchase while they are still interested.I just sent the invoice with a note. Good point, I guess I should have added that this is not our forever home, we will likely move in 2 years when DD2 is done with elementary school.
So it's probably best if we don't refinance.
Also, how does churning play a role in refinancing, do we need to slow down for 6 months?
Last time we refinanced was in 2012. Locked in a 15 year mortgage at 2.65%. We originally purchased our home in 2003 and refinanced in 2009 to another 30 year loan with the same lender for a lower interest rate. Closing costs on the first refi were ~$4,000. When rates were really low in 2012, we refied to a 15 year mortgage and again used the same lender. This time we requested a "NO COST" refi. The lender did the refi and it did not cost us a single cent out of pocket and no $ added into the loan. You could always ask your lender to do a no cost refi.When we refinanced, the payback on the cost of refinancing was about a year (as in, the reduction in our payment per month was about 1/12th of the cost of the refi). If you're planning to move in 2 years, it seems unlikely that refinancing would be much of a benefit.
Have you checked refinance calculators to see how much in interest you would save by refinancing? That's a huge decrease from 3.625% to 2.5%!Our loan is at 3.625%, just checked and Navy Fed has rates listed at 2.5%, we'd refinance the loan to 15 years, we have 22 years left. How do you know if it's worth it? It estimated $5K in closing.
I sat in my office during lunch with the ice bag on my knee and under my knee as that is where it hurts to bend it. I was able to walk after that. Hopefully ice and some anti-inflammatories will help get this under control.OMG have to vent. My knee has been a bit sorethe last week or so. I blame it on weather changes. Rainy all day today. I walked literally across the street and down the block so probably 1/2 a block total. I can barely bend it now. I just sent someone who works for me to the ice machine and I am sitting here with an ice pack on it. It knows I have a trip starting on Saturday. Darn it better recover soon. I have Vionic work shoes that are pretty good but I think for the rest of the week they are going to see me in tennis shoes. ok pity party over.

We still can’t decide if we should drive over Thursday to HS. We both wanna go really bad. We were planning to drive back Friday for Epcot but I told Dh we should only go for Thursday and leave it at that. We might have to rush to Epcot to get our magnet and see some of the topiaries"It's just the flu" /s
Seriously Covid19 is going to get worse before it gets better - anything connected to travel is getting shellacked. We'll likely see some crazy deals over the next few months. Personally, I have no desire to travel at this moment.

You mean Inaccuweather?What does everyone use to check the weather? I was using accuweather. But I just checked that on my iPad on the app and it says DVNP will be in the 60s next week. When I checked on the computer this weekend it was in the 80s. I was surprised it changed so much in 2 days. But just looked on the computer and it says 80s. Ummm that is quite a difference especially from the same source!
