Show your proof and then report them, it is illegal
There are lots of ways to “legally” give kickbacks. There are plenty of ways to stretch the law. Isn’t there a broker that even owns a title company? And as for illegal, half the stuff our government does is illegal, so I’m not sure what your point is. I wish the world was as straightforward as you seem to think it is.

If it’s in good condition ( say a fairly new DVC), then if it’s not selling, it’s the price. If it’s priced fairly, then it’s the condition ( older timeshare, decor, poor location). Demand and supply. This too will affect sales. Not too hard to price a DVC to move if you’re within these parameters. The problem is, people don’t want to accept a lower price or that thier timeshare is not desirable.

I would be curious to know what resort people consider to be MOST desirable and LEAST desirable. I mean, I'm sure it varies from person to person. But just a general idea would be interesting to me, as a potential buyer.

Mathematical answer is obvious because SSR and OKW will always win. Nothing can compete with a 9 point room, even if the points cost a ton more. And the points are in the running for most cost effective, even without considering the chart.

Years ago I did a worksheet that accounted for that. Stopped updating though so it's very out of date.

I think that you cannot include every room type in the calculation. At least if you do I think you would have to do a percentage of each room type somehow in the formula. You cannot weigh a small number of 9-point rooms equally to say a room that makes up 40% of the resort room types.

I did a calculation using only standard and preferred 1-bedrooms to determine the average points needed and compared those results. I am not 100% certain how I would use the calculation in a formula like the one in the link posted.
 
Stupid CCV and their stupid 4 person studio and 4 person 1 bedrooms. So dumb.

Great chart and not crazy priced for how long it still has, but being a family of 5 kills it for us.
I wonder (not for a while obviously) if when CCV gets the murphy beds if they put in a 5th sleeper in the 1BR units. Prob wont in the studios.

They could have done that when they developed CCV but I think the rooms are just too small. The murphy bed doesn't take up less space than the sofa bed so probably not enough width. Plus the connecting door is in the living room so not enough length either I'd guess.

I just stayed in a 2 bedroom there and it would not fit. It’s not a large enough living room to have both.
