Will Poly2 Be a Part of the Original Polynesian Condo Association?

I’m changing my vote to same association. We stopped at the kiosk at GF over the weekend and the guide, Henry said the only information that has been shared with guides from DVC is that the new tower will have 1, 2 and 3 bedrooms. No studios….

That will very much surprise me because then you have to have all dedicated rooms.

But, I am going to reach out to my guide to see if he has been give that info too!
 
Wow - if that rumour is correct, all of a sudden PV1 studios become a lot more competitive. I don’t think SAP will as easily trade into PVB studios at 7 months anymore.

As a PV1 white card owner I was hoping for same association and if so, strongly considering adding more points direct. But I don’t feel great about the tower having NO studios…

Also, if Tower is part of the same association and restriction free…do I really actually need direct points? RIV will stick out like a sore thumb and all these threats of “not being able to stay at future resorts” will be empty, with the 2 newest additions being accessible to us post 2019 resalers. I can’t figure out their game here.

So I am back to on the fence and not knowing how I feel 😆

As a PVB1 owner, I am hoping for a different association so that there won't be more competition - I like the studios the way they are. If they will not build any studios in the new tower (which, to me, seems unlikely), it would add insult to my injury...

All I 🙏 for is more dining + pool space with PVB2, regardless of association
 
Well aware the guides, kiosk staff and bus drivers don’t always have all the information. This guide shared that he is a PVB owner and is too concerned that competition over the existing studios will increase.

I agree until we start to hear it from more source points, it should be taken with a grain of salt. He just seemed sincere and I’m taking it for what it is worth.

I’m not close with my guide but I know many of you are so report back if they were told the same thing or something to the contrary.

As RIV owner, I’m concerned about owning the only resort that has restrictions…still love RIV just wish they would commit to the restrictions or remove them all together!
 
Speaking of which, with vertical construction pf the Poly Tower beginning already, shouldn't DVD have filed any plans with the Comptrollers? Or when does that happen? I did a quick search and didn't find anything.

It looks to me that those towers are the elevator shafts, but I would assume that if they are that far along, the drawings should be filed soon!

If true, this might just mean that there will not be any dedicated studios, just studios from two-bedroom lock-offs.
Squeezing this tower into the small footprint between the monorail and the lagoon will limit space for rooms on each floor, so I am sure they will want to maximize the options in that available space.
Two-bedroom lock-offs will help do that.
There may be enough space for one more set of rooms on the end, but not enough for another two-bedroom, so I can see them choosing to have dedicated one-bedrooms to fill that space instead of dedicated studios. (more points to sell)

That being said, I am still hoping for some of the small studios... aka "tower studios" or "duo studios".
If they have those, I am buying there on day one.

This would still point to same association as a DVC resort with ded 1BR, ded GV, and some mix of 2BR variations is very studio-lite for modern DVC.
 
I hope they are strongly themed…. I have mixed feelings about separate or same association…. But i think it will be the same association.

But they said they were told no studios which is why I said it doesn’t sound like that would be the case.

I still think it’s going to be a new association but if VDH doesn’t have resale restrictions then I’ll lean the other way.
 
Two different DVC people so far have said there has been no info regarding this project in terms of rooms and association.

Both gave me their guess..new..but they said it’s nothing more than that and any other DVC guides or sales people at the booths would be doing just that as well.

So, obviously, as we are aware, nothing but rumors still!!!
 
I see there is a lot of concern about there being increased competition for studios if Disney makes this a single association. I just wanted to mention a counterargument.

I think the current structure of Poly1 is what creates the outsized demand; there are hundreds of thousands of points generated by the bungalows that were in reality sold to people who will only (or primarily) book studios. I don't believe (and I think based on other posts many agree) that the demand for bungalows is anywhere near the percentage of the overall points pool they represent. I think if Disney put the new tower into the same association as Poly1, you would have a much better mix of rooms and some demand would flow away from the studios. People would be much more apt to occasionally upgrade to a 1-bed or 2-bed much more often than the absurd splurge necessary to go from a studio to a bungalow. In addition, I think you'd see a better evening of ownership base that would include people who want 1 or 2 bedrooms but as a result of poly only offering studios and bungalows won't own there.

I fall into this latter group - when we decided to get back into DVC, Poly as a resort and location would have been at the top of our list, but for us we want a 1 or 2 bedroom. If the new tower is part of poly1 there is a good chance we pick up a contract there....and all those points we buy will not compete for your studios. For us, it would also be fine for the tower to be it's own "Poly2" but I think we'd be reluctant to buy (initially because of the cost of direct and long-term if they keep the resales restrictions). That's why personally I am hoping they lump them together (and I don't think it's a bad things for Poly1 folks).

We also will buy for the larger units but only if it’s not lumped together.

I don’t think there is going to be increased demand for the studios but the other way around if it’s all one..which is why we will just use our points at 7 months if it’s the same and worse case, be at VGF which we love!
 
Drawings have to be coming soon. Maybe not the actual timeshare declarations, but at least the building approvals. If that rumor is correct, we should know soon enough...
 
We're ready to jump in and make our first DVC purchase, a resale contract around 160/175 points. My husband wants AKL, I want to spend a bit more for Poly. My only hesitation is the new tower. If it ends up a seperate association I'll be a little bit bummed, but we don't want to wait to buy before it annoucened as I know it will be a while. Happy to be members either way.
