I'm not familiar with the delayed closing ins and outs but have been eyeing a listing that would need that.

So if they say it can't close until May, then it can still be sent to ROFR immediately and everything done and ready with title and settlement to close on exactly that "not before" date? I wasn't sure if everything, including ROFR and title, was paused and not initiated until that "not before" date and then it could start the process.

Passed ROFR in under 3 weeks...nice!

These ones were resale purchases in 2019.

I managed to get lucky last month to pick up 200 direct points in 4 50-point contracts in my Sep UY, so I decided to sell my Oct UY resale points to offset the direct cost.

Nice! Congrats on those direct points. I need someone with small June UY contracts to do what you're doing...ha!

I paid $195 per point for these.

I'm incredibly green with envy!! Back then I had no desire to get DVC but I wish I had with that price!

I can only speak to my current experience but our contract can’t close until mid-March. We’re the buyers and like you said, so far everything is the same as it is with other resale purchases. We passed ROFR a few weeks ago and it’s just the closing that gets delayed until the date agreed upon by the sellers.

Was it because you got 200 total or what is the details, i'm sure we all are on some list or have our guide "keep checking" for us.
It was because my guide happened to check for me and found available points, and then held them for me while he confirmed I wanted them (guides can hold for 24 hours). We were originally only thinking to add 100-150 points but were going to add to the Oct UY. When he offered 200, we decided it was time to move everything to the SEP UY and sell our Oct UY.

With a delayed closing it’s only the closing that is delayed. It can be submitted to and pass ROFR. You can sign the closing docs. The closing itself cannot take place till after the closing date. As a buyer I’d recommend NOT wiring the money till after the closing date so you continue to earn interest on it.

In my case, I have a trip next week using the points so I cannot close till after that.

Makes me want to bug my guide, but I’m not sure I really need direct VGC, I think it’s just FOMO. lol

It really is luck of the moment. My guide had been checking for me periodically for years. We went to Disneyland in January and we decided our 62pts weren’t enough. I dropped my guide a note asking about VGC, he checked and there was nothing. I asked “so there’s definitely nothing available?” After we chatted about upcoming CFW at the time and he checked, nothing. But then because I had been so insistent, he checked before he left the office that day and lo and behold, there was 200 pts available.

There’s definitely some FOMO, but having stayed there more than once, it is hands down our favorite place to stay in Disneyland. It’s beautiful and peaceful and the proximity to the parks can’t be beat. And it’s near impossible if you don’t own, so owning was on our list.

Originally we felt 62pts would be fine, as we didn’t expect to visit more than every 3 years, every 2 at most, which could give us 3-4 nights in a 1BR or 6-7 nights in a studio, which we felt would be fine. But we really like 1BRs and having the 2BR when our boys are with us… well we decided we’d like to stop “cramming in” Disneyland and would love a long stay at VGC, and so the hunt for more points was on.

We figure we can rent if we don’t use them all the time and they’re not bad SAP for Aulani and bigger accommodations like Grand Villas when traveling with family or friends if we need it. And as direct points, we have the option of VDH if we decide we want to try it.
