What is going on with SSR???

Friends and Family promo ended Jan 20 07-$15 off per point or $86/pt for min of 150. If you want SSR at this point pay close attention to the resales TTS sponsors this board and has some good prices on resale. Hold on to your ears as SSR gets lots of press round here.
 
We are leaning toward buying at SSR through DVC. What is the F&F promo?


A promotion that no longer exists. It was 15% off of SSR with a referral from a current owner. It isn't going on now. i belive the current SSR price is $91.

I'm glad you love SSR. At least we know of one person that will be staying there regularly.

Place and location still doesn't make sense. You can get that resort and location anytime. You have no buying power with SSR.

Hey I own SSR, doesn't make it smart. Simply reflexively defending a place because you own it may not be smart either. You might want to at least consider the possibility that owning SSR doesn't make sense.

I just took a look at resales and there were no where near that many SSR contracts for sale last year.. We've been looking for awhile and resale was a consideration. Even at the end of Dec when I read about F&F, I still went to resales and there wasn't that many then. So, I'm guessing people took advantage of the promo. Although, why sell so soon beats me. But they are almost all stripped of pts.

You know what Waltfan, I like you you have got spunk. I also like that you stand behind what you believe in.

you know what, thanks to Waltfan I'm done in this thread. If you truly love SSR and will hold it to the end then nothing else matters to you I guess.
Besides I'm thinking of selling SSR so no time like the present to start my SSR is the best resort posts.

What if your interest in ownership has nothing to do with trading power or anything else? DH and I bought SSR for a few reasons, lower dues, longer contract, and because we really like to escape back to our resort at the end of the day. SSR is perfect for us. We also just bought AKV for similar reasons, longer contract and away from it all. Wanting to know that you have priority at your favorite resorts is simply peace of mind.

Now that is a strategy that has very different implication, and may skew the response to advantage in a different way. As you already have stated, and with which I agree, timing of the resale may provide an advantage and SSR resale now is not the optimun option in my opinion. But that is a different topic. As is often the case, IMO, dumbo you have very insightful perspective.

I think DVC management did not plan out the promo's appropriately for SSR. While some contracts might be stripped, others are not. One contract just went for 58 dollars (yes, it might not get through ROFR). The issue is how these are being marketed will impact our value. While this is not an investment for financial gain, no one wants to back a loss. If I can get SSR cheap, the environment will change. Will it be good or bad, I would not know. The point is how could Disney develop such deals that people would hold onto the property for only a short period of time? Is this place too big?

I was told by numerous people that SSR was not good. I thought it was pretty. The agents said it is too big. The people in SSR are having trouble getting into the other resorts. It is a big blot on the reservation system. they bought it to just get in.

Listen, I am not making a statement about SSR but about the concern about how this place might have been marketed. I am wondering if there was a big mistake. this is just my impression.. I looked through pages of SSR postings, and to be honest I was scared. It is like a housing development that everyone is dumping. Have you gone through this disboards resales pages. You got to do it...
 
Judytl,I did go through the resale boards and there 48 SSR for resale, but there are also 28 BC for resale. So what does that mean? SSR is close to 4 X's the size of BC yet BC has 28 resales posted.So am I to assume that if BC were the same size as SSR there would be 112 resales?

I counted 60 SSR resales. Maybe more went up since you counted earlier. If so :scared1: 12 added in one day.

Strictly speaking that's not true. I tried to book an accessible studio for December last year at 7 months out. None available. I had to go up to a 1 bedroom and pay double the points.

At the same time I could have gotten a 1 bedroom at VWL and either a studio or 1 bedroom at BWV, neither accessible rooms with the roll-in shower I need.

Also, SSR is the only DVC that offered me an accessible zero entry pool. Now AKV will give me a pool I can use, but I still decided to put my add-on dollars into SSR instead of AKV last Dec. Why? Because while I'd like to stay at AKV a few days, it doesn't have anything I can walk to and entertain myself on down days. I enjoy the African theming but I do have my limit. The F&F pricing and already having a chunk of points at SSR impacted my decision too. My goal was to afford bigger accommodations and longer stays. Having that 11 month booking window concentrated there just means I can get my pick of accommodations, all with the HA rooms I need.

I think I'd hate to own at BCV because according to the room maps I've seen there are only 12 accessible rooms in the place. That's worse than the Clubs at AKV! And the pool is the worst for someone with my physical abilities.

Just another notch in the YMMV sentiment.;)

This is a great example of how situations vary. I'd say your need for an HA room puts you in the minority at WDW and DVC. In your situation I can see perfectly how owning a large resort with plenty of HA rooms is a necessity.

I have to think the main force behind the SSR resales was the recent F&F promotion. Up until the end of January when the promotion ended, I would think it would have been pretty hard to sell SS, because the resales I see listed are generally only a few dollars below the $86 discounted price (and some are actually more...). With the closing costs for resale being significantly higher than purchasing direct, I think that many of these contracts would have been MORE expensive, overall, than buying through Disney during F&F. Not only that, you have to deal with ROFR when you go resale, and there has to be a significant price break to deal with THAT headache!

And of the 28 BCV you mentioned 4 were pending.

You said 28 BCV, and yes, I counted a total of 28 including pendings....then I counted 60 SSR...including pendings, not 48 as you reported.

Please, if you are going to compare these things you should use the same criteria for each resort.

Come May you get a Grand Villa for Christmas week. If you can do that then I will say that yes, you have proven that anyone can book any room at 7 months.
 
Who wants a GV? You can get TWO, 2BR units for LESS points. I've never quite understood the draw of the GV other than bragging rights or something. OKW is a noted exception to this.
