Direct Sales Incentives - Fall 2020 (9/17 - 11/4)

You guys picked that apart more than my brain did this morning... I need more coffee.
Would be great if we see hopping resume! I wonder what it will look like with Park Pass? Basically, if you leave your first park you can see if there is availability for you to go to another? Josh Demaro I believe mentioned he saw Park Pass sticking around past the pandemic in some way.

My thought is that checking into one park will start a clock (on MDE) that X time must pass before being able to access a second park. Alternatively, park hopping may just open after a specified time of the day, e.g. 2pm. I prefer prefer a hybrid of the two, but something that discourages gratuitous AK and EPCOT reservations that people don't even go to the park but just schedule to hop to AK or MK

Ya, that was discussed on another forum post as well, the thought there is that it will be only temporary and when park hopping resumes it wont be used. He was just talking about the technology in general not specifically about the parkpasss system. Unless there is new info I didnt read to suggest otherwise.

The Demaro comments have been misinterpreted, I believe he said that *some* of the current measures would be sticking around, but he didn't indicate which.

I can see an argument for park pass sticking around: Even with full capacity, it really gives Disney a better way to forecast attendance and plan hours and staffing accordingly.
But yes, there are lots of ways to use it with park hopping: You could have separate morning and afternoon passes. You could be able to reserve a "second park" after exiting the first. When at full capacity, that would almost always give you the second park of your choice, except for peak holiday times.

I think park reservations stick around but are basically a rubber stamp if you are DVC/Onsite. For switching parks I would suspect you just queue up for it and then it gives you 1-2hrs to show up.

In the end outside of Easter I don't see it ever being an issue to really switch to any park in 2021. They could alleviate park hopping to HS by allowing you to queue for the ROTR from any park at WDW which then gives you access to HS.

Lots of things they can do but I think post "Christmas" park capacity gets increased.

Boy these incentives stink and probably push more people to consider the resale market versus the direct market. Does Disney even want to sell DVC?

Curious to hear more details about help towards closing - if anyone hears more let me know!

I just spoke to a rep earlier and they mentioned that the closing costs get credited back by them after. Said they kick in at certain point thresholds. I think they said 150 minimum for riviera, 200 at saratoga.

I just cannot get over that BLT & BCV are the same price.
And VGC still has no room on the waitlist. I keep inquiring. :) It's $285 direct, though.

When I spoke to my guide a month or so ago, he said that they are no longer putting people on the wait list because it was very long. Not sure if that will change eventually.

What were you expecting? The last set of incentives were put out before the parks even reopened, were set at a time where DVD would have had little reason to expect strong sales, and as such appear to have been the best incentives they've offered in years. Demand, as least as registered by Orange County the last 6ish weeks, has been much stronger than anyone here expected, and thus likely stronger than DVD expected, so they pulled back the incentives. They might sell (a few) fewer contracts, but they'll probably make more profit this way.

It's significantly cheaper to rent VGC points than to buy them direct at this point anyway, if one takes into account opportunity cost or the time value of money (which one should). It's barely cheaper to buy direct than rent if one does the simple math.

I'll just leave these here ...

Someone tell me if I'm missing it but I'm not seeing any indication of developer paid closing costs on these sheets. If anyone has more information on this please share!

Boy these incentives stink and probably push more people to consider the resale market versus the direct market. Does Disney even want to sell DVC?

People will still buy direct and while these are not as good of what ended, they are not bad for someone wanting RIV.

My guess is that sales were good enough for their long range plan to have reduced them. With Reflections on hold or gone, there is no rush to sell out.
